That is why, the world’s top investors view all their investments as a long term cash flow stream. Some investors are doing short sales and pocketing more cash. Being house rich and cash poor can put many investors in a crunch if some crisis happens. Not having the money to close a good deal prevents some investors from cashing in on lucrative transactions. The first thing new investors need to understand is that lack of money should never be an issue when you plan.

If you find a good deal with lots of equity sitting in the property be sure you can re-finance within a short period of time to get the equity out and into another high yield interest investment fund that you can access when you find the next good deal.

This same mentality applies with investing in real estate. Most people think that real estate investors make their money buy buying for a certain price and turning around and immediately selling it for $50,000 more.

While some do partake in this activity, the vast majority will only invest if the long term profits look good. They will usually invest in order to rent it to a tenant and obtain a long term passive income stream.

So, when you are building your real estate empire consider buy and hold strategies in addition to a quick turn-around transaction approach to investing. Build your funding sources so that you are ready to make the offer and close the deal.

My Life, My Credit

Our lives are not all fun and silliness, is it? After my girl and I spent a good week away from reality on our vacation, it was time for the two of us to confront reality. From exorbitant interest rates on our credit cards and our car loan to household projects left unfinished, she and I had our work lined up for us. And you know, I’m stubborn old dog, so I was not giving up on my gps plan, either.

First we tackled the credit cards. Thankfully, even in this time of tough credit, credit card companies and auto loan bureaus seem anxious to please individuals with good credit. My wife did a great job isolating the optimum deal on 0 percent credit cards

I’m thankful somebody in the house has some responsible sense of our finances… and it sure as heck is not me. But the lower interest rate and lower monthly bills should genuinely provide us a little extra breathing room.

Next we had to handle a number of house betterments we had been planning for quite some time. Some might suppose we have no business investing in improvements at this time, but what can I say? We prefer to pig-headedly push onward.

My wife has been looking over the different available steam showers and we both agree on the bathroom lights and the bathroom sink we want for our bathroom remodel, but after looking over some discount bedding tips, we’re no longer on the same page for the new bedding.

Gratefully, she’s being either encouraging or tolerant of my trivial gadget obsession. I’m not too bad about it, but I have my weakness. Presently I have narrowed it down to a handheld tv, DVD projector or a Garmin Golflogix GPS. Speaking of GPS, we both agree it is time to invest in a bluetooth GPS receiver.

I believe gps technology has refined enough and grown inexpensive enough that we need to integrate it into our life.

I am only allayed my girl and I are on the same page for a majority of this stuff. Life can be so much more challenging when the people around them use our troubles as launching places for their pride instead of opportunities to unify and mature.
